Wellness real estate in Indonesia: how developers build health in

Ethelia Wellness — September 2026 — 10 min read

Short answer: wellness real estate is property designed so that health is part of what buyers and guests pay for — a shared wellness center in a residential estate, a thermal suite in a resort, a recovery club anchoring a mixed-use project. In Indonesia it works best when the wellness facility is planned into the masterplan from the start, sized for the real number of users, and budgeted as its own building: about $150K–$250K for a compact core and $350K–$600K for a full club.

This guide is written for developers and investors in Bali, Lombok and Java. It covers the development side — formats, sizing, phasing, budgets and operations. For single villas with a private sauna and plunge, the decisions are different and much smaller.

What counts as wellness real estate

A gym and a pool no longer set a project apart. What buyers of premium villas, branded residences and resort rooms increasingly look for is a facility they can use every week: sauna and cold plunge, treatment rooms, a movement studio, sometimes diagnostics. For the developer, the facility does three jobs — it supports sales or room rates, it can earn revenue from memberships or outside guests, and it gives the project a story that is not just location.

Formats that work in Indonesia

FormatUsersWhat to build
Residents’ wellness centerOwners and tenants of an estateCompact thermal circuit, treatment rooms, studio; access control
Resort wellness centerHotel guests plus day visitorsSpa and thermal suite integrated with hotel MEP; separate public entrance
Anchor recovery clubMembers from the surrounding areaFull club with diagnostics, sized for peak hours, strong street presence
Longevity clinic in a mixed-use projectClinic patients and membersDiagnostic suite, consultation rooms, recovery zone

The format decides everything that follows: floor area, parking, entrances, operating hours and who runs it. Mixing formats — for example, a residents-only facility that later wants public members — is possible, but only if separate access and enough changing capacity were planned in.

Bali, Lombok and Java

Bali has the deepest wellness demand and the most experienced contractors; the constraint is land and zoning, and noise in the busiest districts. Lombok is where much of the new resort development is happening, around Mandalika, Kuta and Senggigi. Developers there are asking whether a wellness facility helps a resort investment case; the answer depends on whether the project has enough rooms or residents to fill it outside peak season, and on logistics — most specialist materials and equipment arrive via Bali or Surabaya, so lead times are longer. See wellness center construction in Lombok for the practical side. In Jakarta and other Java cities, wellness real estate is mostly vertical: a facility on a podium or amenity floor of a residential tower, where floor loads, wet works above occupied space and building-management rules shape the design.

Sizing and phasing

Most oversized wellness amenities fail quietly: they look good in the brochure and stand empty on a Tuesday. We size facilities from the expected number of users per day and their peak hours, then work out the number of sauna places, plunge bays and treatment rooms — the same method we use in client flow engineering. Phasing is the other tool. A developer can open a compact core with the first residents and reserve space, structural capacity, drainage and power for a second phase. Building the shell ready for wet rooms costs little at the start and a great deal to retrofit.

Budgets for developers

We budget the wellness facility as its own building on three levels, including design, construction, equipment, commissioning and staff training, but excluding land and the surrounding development:

LevelRangeTypical use in a development
Core Wellness Center$150K–$250KResidents’ facility or boutique resort
Full Wellness Club$350K–$600KResort wellness center or anchor club
Longevity Center$600K–$1.2M+Flagship with diagnostics and bespoke architecture

Outside Bali, add a logistics and coordination premium — in Medan or Makassar typically 15–25%. The full list of line items is in our wellness center cost guide; the levels are compared on the pricing page.

Who operates the facility

Decide the operating model before design, because it changes the building. A facility run by the estate management needs simple equipment and easy maintenance. One leased to a specialist operator needs the operator’s input on layout and a separate utility metering. A hotel-run spa follows the hotel’s standards and back-of-house routes. In every case, handover should include commissioning, staff training and maintenance schedules for chillers, heaters and water treatment — the parts that fail first in a tropical climate.

Common pitfalls

Designing the facility last, after structure and MEP are fixed, so wet rooms end up where drainage is impossible. Copying a cold-climate spa with shared ventilation and no vapour barriers. No plan for who pays running costs once the sales phase ends. Promising diagnostics without a clinical partner to run them. Our wellness center design service starts with exactly these questions.

Frequently asked questions

What is wellness real estate?

Property designed so that health is part of its value — for example a residents’ wellness center, a resort thermal suite or a recovery club that anchors a mixed-use project.

How much does a wellness facility add to a development budget in Indonesia?

About $150K–$250K for a compact core and $350K–$600K for a full club, excluding land and the rest of the development; outside Bali add 15–25% for logistics in cities like Medan or Makassar.

Should the wellness facility be built in phase one?

Often a compact core opens with the first residents, while space, structure, drainage and power are reserved for a second phase. Retrofitting wet rooms later costs far more.
